There are several things homeowners can do to prevent a need for home maintenance.  Most of them are easy and merely require a few minutes several times a month.

  • Clean your gutters regularly.  Check them more often during or after storms and season changes.
  • Check your attic after a rain for leaks.
  • Cut back bushes and trees from your home.
  • Inspect paint and caulking, and make sure there is no separation or peeling.
  • Inspect moisture in crawl spaces or basements. 
  • Cut off your water when leaving town if you are not irrigating.
  • Cover your exterior water supplies during colder months.
  • Open and close foundation vents during season changes.
  • Change HVAC filters at a minimum of every three months.
  • Make sure have you sufficient attic ventilation.  This will save you money and extend the life of your roof.
  • Make sure you have vapor barriers like plastic sheathing in crawl spaces.
  • Make sure crawl spaces and attics have insulation, and make sure the insulation is in good shape.
